Impact Windows and Florida Homeowner's Insurance: The Full Picture

Florida's homeowner's insurance market is, to put it charitably, challenging. Rates have increased significantly across most of the state, some carriers have exited the market entirely, and Citizens Insurance continues to shed policies. In this environment, wind mitigation credits — the insurance discounts available for impact windows and other storm-resistant features — are more valuable than ever.

How Wind Mitigation Inspections Work

To claim wind mitigation discounts, you need a wind mitigation inspection conducted by a licensed home inspector or engineer. The inspector evaluates specific features of your home according to the Office of Insurance Regulation's Wind Mitigation Form (OIR-B1-1802). The form covers roof shape, roof covering, roof attachment, and — critically — opening protection: windows and doors.

Opening protection is rated on a scale: basic (no protection), single-glazed impact, and fully compliant impact protection throughout. Full impact protection throughout the home — no shutters required, all openings rated — typically qualifies for the maximum opening protection credit.

What the Credits Are Worth

Wind mitigation discounts vary significantly by insurer, carrier, coverage zone, and individual home characteristics. But in Pinellas County, homeowners with full impact protection often see:

  • Opening protection credit: 8–15% reduction in premium
  • Combined with other wind mitigation features (hip roof, reinforced roof deck): total credits of 20–40% are not uncommon
  • Annual dollar savings that can range from a few hundred to over a thousand dollars per year depending on coverage amount

Documentation for Your Insurance Company

When we complete an installation, we provide:

  • Signed Notice of Commencement and permit documentation
  • Manufacturer product approval numbers (NOA — Notice of Acceptance)
  • Installation photographs for permit records

This documentation, combined with your wind mitigation inspection report, is what your insurance agent needs to apply the credits. Keep it in your home records.

Insurability, Not Just Discounts

Beyond discounts, impact windows have increasingly become a factor in insurability. Some carriers now require full opening protection as a condition of writing a new policy. As the Florida insurance market continues to evolve, having impact windows protects not just your home but your ability to insure it at all.
